Facility management planning and database solutions
The K2M team has vast experience with facility management and assessments completing the analysis of over a hundred million square feet annually. Facility architectural component assessments include structural evaluation of foundation and superstructure, watertightness and integrity of the building roof and shell systems, and condition analysis of interior finishes. Systems primarily include exterior walls, windows, doors, and interior partitions, floors, ceilings, doors and stairs. Depending on the level requested architectural assessments can range from 12-50 separate components.
Building Service Systems
Building service assessments within the facility include mechanical, electrical and plumbing components. Systems include electrical and gas feeds to the building; electrical distribution, transformers, wiring and light fixtures; heating, ventilation and air conditioning; water and gas distribution, sanitary and storm sewer, plumbing fixtures and fire protection; communication and security.
Site Improvement Systems
Site systems consist of exterior components of the facility. Site improvements include parking lots and access roads, pedestrian sidewalks, storm water components, landscaping, fencing, flag poles, playing fields and signage. Additionally civil systems include underground utilities such as fire hydrants and distribution.

The Customs terminal project included security enhancements, existing conditions analysis, interior design modifications
Ohio Department of Transportation
Ohio Department of Transportation facility condition assessments were performed by K2M Design on 19 full service garages and assessed 40 remote sites in northern Ohio.
K2M Design and our engineering partner conducted over 12 million square feet of assessments and database development for NAVFAC in the Mid-Atlantic region.
Cuyahoga County Justice Center
A 2.2 million square foot facility condition assessment and master planning project to set the future course of justice in Cuyahoga County, Ohio
Allen County Juvenile Justice Center
K2M Design partnered with Allen County and Allen County Common Pleas Court to provide a complete facility assessment and planning study to determine how the built environment can best serve the future needs of the Juvenile Justice Center for Allen County. The K2M Team started the process with an assessment of the complex located in Lima, Ohio. The team conducted an overall facility conditions assessment, which included data gathering, report on the conditions found, including a cost estimate for deferred maintenance/improvements needed, and provide alternatives to renovation and alternatives to support the possibility of a new facility to serve the County.
The assessment provided a starting point for an extensive planning and programming exercise led by Scott Maloney. The program was developed to support the future needs of the Juvenile Justice Center, while finding solutions to accomplish the program requirements including the possibilities of renovation, addition, or new construction to fulfill the growing needs of the County and surrounding areas. Space relationship diagrams were created to illustrate needs and future predictions.
The deliverable consists of solutions and alternatives for each of the three options presented in the programming exercise, which were the core requirements of the options. A complete report was provided to the County highlighting all possibilities. A detailed cost analysis was included within this report, based upon current populations and trends within the County, State and Nationwide in order to accurately predict the anticipated expenditures to accomplish the goals.
Lake County Public Safety Center
K2M Design contracted with Lake County to project its jail capacity for adult and juvenile facilities for the next 20 years, to create a project program, evaluate a predetermined site, and estimate probable costs.
City of Miramar
The city of Miramar, Florida, hired K2M Design to conduct a complete analysis and assessment of its facilities, buildings, grounds, and miscellaneous structures located within the city.
K2M Design is provided architecture, mechanical, electrical, plumbing engineering, and developer services for over 200,000 SF of commercial office space and renovations throughout the (2) six-story buildings.
K2M Design has worked together to renovate and transform more than 150,000 SF of renovations.
Monroe Co Admin Space
Monroe County and the K2M team undertook a comprehensive strategic needs analysis and facilities assessment for both the short-term (5 year) and long-term (25 year).
Allen County Property Condition Assessments
K2M Design partnered with Allen County to provide a complete Planning and Facility Condition Assessment services for approximately 222,000 SF of existing space and land that can and does support various Allen County entities.
K2M completed an accessibility survey, including egress studies, of the property including guestrooms, public areas, exterior areas, and back of the house spaces.
Marriott Key Tower
K2M Design is currently engaged in the renovation of the Marriott Key Tower and the Key Club.
K2M completed existing conditions surveys on this historic property.
Lander County School District
The partnership with K2M and LCSD began with a complete on-site capital asset inspection, data analysis and reporting conditions on the several LCSD capital assets and continued with a roofing and siding project for the district based on the initial inspection findings.
CH-UH State Safety Assessment
K2M Design was contracted by Cleveland Heights-University Heights School District to provide Safety Plan assessments for 13 sites in accordance with State of Ohio Safety initiatives known as “Safer Schools”. The services included architectural and engineering field measuring, project management and CAD floor plan modifications for the sites selected by the District.
